As a result, the interface that exists between the designer and the constructor is basically aimed at meeting the objective of the owner, as indicated by Figures (1 and 2 ) below. Dainty and Murray (2006) argue that it essential to integrate the input of the constructors during the design phase in order to not only make the design a reality but also eliminate any sort of discrepancies that may arise. Communication should, therefore, exist between the designer and constructer in order to attain the expectations of the owner.

Example of Owners ExpectationThe owner’s expectation is then subjected to the project life cycle as highlighted below;The interface between design and construction is therefore aimed at attaining the owner’s expectations.A second reason and importance of the interface between design and construction is the aspect of value addition. Value is described as the satisfaction of the client’s requirements through activities that increase the value of a particular product (Mardones, 1997).

Mardones (1997) highlights that; the design and construction interface provides an enormous potential for creating improvement. To attain this particular improvement it is essential to discover activities that can add value and those that result in the production of waste. One of the strategies of adding value to a particular project is through making a review of the design defects identified during the construction phase thereby allowing the designer to recommend various tools that can be used to eliminate the defects (Mardones,1997).

Another strategy of value addition is the application of value engineering as one of the organized approaches that are utilized in the identification of construction and design costs (Walker, 2002). It entails looking for creative ideas, collecting pertinent information, and analyzing the promising alternatives that can be used in saving costs and adding value. For instance, a contractor might have added experience when using a particular tunneling method that was not originally specified by the designer.

Due to this particular experience, the constructer’s substituted ideas may be less expensive.
